The Short Answer

Work top to bottom and dry before wet. Vacuum every surface with a HEPA filter machine first, then damp wipe with frequently rinsed microfibre cloths, leave the floors until last and repeat the pass a day or two later, because airborne dust keeps resettling for up to 48 hours. Wear a P2 mask and keep the space ventilated.

Builders dust is not ordinary household dust. It is a fine blend of plaster, cement, timber and silica particles light enough to hang in the air for hours and small enough to slip through an ordinary vacuum bag and blow straight back into the room. That is why a renovated home can be wiped down on Saturday and look grey again by Monday. This guide covers how to clean builders dust properly, surface by surface, so the property comes clean once and stays that way.

Why Fine Construction Dust Is a Problem

A Respiratory Hazard

Fine crystalline silica from cutting, sanding and grinding is a recognised health risk, which is why professional crews work in P2 masks with HEPA extraction rather than a broom.

It Keeps Coming Back

The finest particles stay airborne for hours and resettle for up to 48 hours after the trades finish, so a single cleaning pass always looks like it failed.

It Scratches New Finishes

Dust is abrasive. Rubbed across glass, stone or polished timber with a dry cloth, it leaves fine scratches that no amount of later cleaning removes.

It Hides Everywhere

Ducts, vents, cupboard interiors, window tracks and the tops of frames all hold reservoirs of dust that reload the room every time air moves.

Techniques for Walls and Floors

The first rule of how to clean builders dust from walls is to work dry before wet, because water turns fine dust into a smeared paste that clings to paint. The second rule is to work from the ceiling down, so nothing falls onto a surface you have already finished.

01

Vacuum the walls, top down

Use the soft brush head on a HEPA filter vacuum across ceilings, cornices, walls, skirting boards and architraves. Slow passes lift far more than fast ones.

02

Damp wipe with microfibre

Follow with a barely damp microfibre cloth, rinsed constantly so you remove the residue rather than push it around. Go gently on freshly painted walls, which mark easily until fully cured.

03

Vacuum the floors last

Once everything above is done, vacuum hard floors and carpets in slow, overlapping passes. Carpets need several passes in different directions to lift dust out of the pile.

04

Mop hard floors in stages

Mop tile, timber, vinyl and concrete with the product suited to each finish, changing the water often. Dirty water is just liquid dust being repainted onto the floor.

05

Repeat after 24 to 48 hours

Airborne dust will have resettled by then. A lighter second pass over the same sequence is what makes the result permanent.

Cleaning Air Vents and Fixtures

Vents and fixtures are where builders dust hides longest, and every heater cycle or ceiling fan spin redistributes it through rooms you have already cleaned.

Vent covers and grilles: remove where possible, vacuum both sides, wash, dry fully and refit

Ducted returns and filters: vacuum the openings and clean or replace return air filters after any building work

Exhaust fans: vacuum the housings in bathrooms, laundries and rangehoods, then wipe the covers

Light fittings and downlights: switch off first, dust dry, then wipe. Water and warm fittings do not mix

Ceiling fans: clean each blade top and edge before the fan is ever turned on, or the room starts again

Switches, powerpoints and hardware: wipe with a barely damp cloth, never a wet one

Essential Equipment: HEPA Filter Vacuums

Everything about how to clean builders dust comes back to filtration. A HEPA filter captures the fine particles that pass straight through standard vacuum bags, which is the difference between removing silica dust and spraying it back into the air at head height. It is the single piece of equipment that separates a professional result from a frustrating weekend.

The professional kit list: HEPA filter industrial vacuums, a stack of clean microfibre cloths, P2 masks, surface matched products for glass, stone and timber, and patience with dwell times. Household sprays and a domestic vacuum are built for household dust, not construction residue.

On a full site, dust is also only part of the picture, sitting alongside grout haze, paint overspray, silicone and adhesive. That is why handover work is handled by our builders clean Adelaide team with full construction cleaning services equipment, so every surface, vent and fitting is dealt with in a single scoped visit.

Frequently Asked Questions

Why does the dust keep coming back after I clean?

Two reasons. The finest particles stay airborne and resettle for up to 48 hours, and hidden reservoirs in ducts, vents and cupboard tops reload the room whenever air moves. A second pass after a day or two, plus proper attention to the vents, breaks the cycle.

Can I just mop the dust up?

Not as a first step. Mopping a dusty floor creates a paste that smears across the finish and sets in grout lines and corners. Vacuum thoroughly first, then mop with frequently changed water, and the floor comes up clean in one round instead of three.

When is it worth calling in professionals?

After a full build or major renovation, when the volume of dust, the safety side and the risk to new finishes outgrow domestic equipment. A professional crew arrives with HEPA extraction, surface safe products and a team sized to finish before your deadline, with a scoped price through our get a quote form.

Top to bottom, dry before wet, HEPA filtration and a second pass two days later: that is how to clean builders dust the professional way. If the site in front of you is a full handover rather than a weekend job, contact our team and we will take the whole scope off your hands.

Builders Clean Hourly Rate: What To Expect In Adelaide

Here are the current going rates, when hourly beats a fixed price and, finally, how to turn a rough range into an accurate figure for your own project.

The Short Answer

Generally, the builders clean hourly rate across Adelaide in 2026 sits between $45 and $90 per cleaner, with most crews quoting in the middle of that band. Meanwhile, specialist and short notice work sits at the top. However, full handover cleans are usually priced per square metre instead, so treat every figure here as a general guide only.

Rates are the first thing everyone checks, yet they are the last thing that actually decides your bill. For example, two companies can charge an identical rate and still hand you invoices hundreds of dollars apart, because the hours a site consumes depend on its size, its condition and its scope. Therefore, this guide covers the current Adelaide numbers, the factors behind them and, in addition, the moments when an hourly arrangement genuinely serves you better than a fixed price.

Factors Influencing the Cost of a Builders Clean

Whether the job is billed by the hour or by the square metre, the same six things decide how much labour your site consumes.

Site Condition and Stage

Naturally, a site still holding rubble, off cuts and heavy trade dust takes far longer than one that only needs its pre handover polish.

Floor Area and Storeys

More square metres means more hours, while second storeys add stairs, balustrades and time lost moving equipment between levels.

Glazing Volume

Because lifting paint, plaster and stickers from glass is slow, careful work, full height glazing pushes the hours up quickly.

Wet Areas and Joinery

Meanwhile, bathrooms, kitchens and built in cabinetry are cleaned inside and out, so they are the most labour dense rooms in the building.

Floor Types and Finishes

Similarly, grout haze on tile, raw timber, vinyl and polished concrete each demand their own products, and premium finishes take longer to protect.

Access and Deadlines

Finally, restricted access, after hours windows and short notice handovers can attract a premium, because bigger crews are rostered to hit the date.

Hourly Rates vs Fixed-Price Quotes

Both models are common across Adelaide, yet neither is automatically cheaper. Basically, an hourly arrangement means you pay the builders clean hourly rate for the time actually worked, which is the fairest structure when nobody can predict the site condition in advance. In contrast, a fixed price locks one figure against a defined scope, which is what most builders want for a standard handover.

When Hourly Suits

For instance, hourly billing suits progressive cleans during the build, defect touch ups after trades return, renovation sites in unknown condition and small variable jobs.

Where Hourly Falls Short

However, the final bill is only known when the job ends, which is awkward for a locked budget or a cost you are passing on to a client.

When Fixed Price Suits

Conversely, a fixed figure suits full handover cleans with a clear scope, because the number goes straight into the budget and the time risk sits with the cleaner.

Where Fixed Price Falls Short

Still, the quote is only as good as the scope behind it, so a site handed over in worse condition than described will trigger a variation.

Above all, follow the rule of thumb: defined scope, fixed price. Otherwise, with unknown scope, choose hourly with an estimated range. Either way, get the inclusions in writing, because almost every pricing dispute is about scope rather than the rate itself.

General Cost Guidance for the Adelaide Market

As a working guide, the builders clean hourly rate across the Adelaide market lands between $45 and $90 per cleaner per hour in 2026, particularly with specialist tasks, high access work and urgent turnarounds at the upper end. For full handover cleans, however, most companies quote per square metre instead, because the scope is known and a fixed figure suits everyone.

Pricing basis Typical Adelaide guide
Hourly, per cleaner $45 to $90 per hour
Full handover clean, per square metre $8 to $12 per m²
Renovation and partial cleans A few hundred dollars to $1,000+
Commercial and industrial projects Quoted per project

Therefore, treat these figures as a general guide only, excluding GST, because site condition, access, glazing and finishes can move any project outside these ranges. Ultimately, your written quote always takes priority.

Also, be careful comparing a very low hourly figure against a higher one. Indeed, a cheaper crew without HEPA filter vacuums, glass safe compounds and post-construction training often needs more hours, misses residues that surface at inspection, or damages finishes that cost far more than the saving. In other words, the rate only means something alongside the crew, the equipment and the scope attached to it.

How to Get an Accurate Quote

A rate range is for budgeting, whereas a scoped quote is for booking, and putting one together takes minutes if you have a few details ready:

The suburb, the project type and the approximate floor area

How many storeys there are, plus how much glazing is involved

Which stages you need, together with the current condition of the site

Floor types throughout, as well as any carpet or exterior areas in scope

Your handover date or preferred cleaning window

Afterwards, send those details, with plans or site photos if you have them, through our get a quote form, and we will come back with a clear, obligation free figure for your project. Alternatively, you can read more about the full builders clean Adelaide service or call 0431 553 811 to talk it through.

Frequently Asked Questions

Why does the builders clean hourly rate vary so much between companies?

Basically, the rate reflects what stands behind it: trained post-construction crews, HEPA filter equipment, surface safe products, insurance and the ability to hit a fixed handover date. Consequently, bargain rates usually trim one of those, and the gap tends to reappear as extra hours, missed residues or damaged finishes.

Is hourly or fixed price cheaper overall?

For a defined handover scope, a fixed per square metre quote almost always offers better value, because the time risk sits with the cleaner. On the other hand, hourly billing wins on unpredictable work such as progressive cleans, defect touch ups and renovation sites where the condition cannot be assessed in advance.

Is there a minimum charge for hourly work?

Generally, most Adelaide crews apply a minimum booking, commonly a couple of hours, in order to cover travel and setup. Therefore, confirm the minimum, and whether travel is included, before comparing hourly figures between companies.

The Short Answer

In short, post construction cleaning is the specialist, staged cleaning of a property during and after building work. It removes fine silica dust, rubble, grout haze, paint overspray, silicone and adhesive from every surface. Moreover, it works through a rough clean, a detail clean and a final sparkle clean, so the site is safe, spotless and ready for handover.

When the last trade drives away, the building is finished but the property is not. In fact, every surface carries a film of fine dust, the glass is flecked with paint and plaster, and the tiles wear a grey haze of grout. Meanwhile, stickers and protective film still cling to the new fittings. Naturally, for anyone approaching their first handover, the first question is a fair one: what is post construction cleaning, and does your project really need it?

This guide answers both parts of that question. First, it defines the service properly. Then it shows how it differs from the cleaning most people know and walks through the key stages. Finally, it explains why builders, developers and owners across Adelaide treat it as essential rather than optional.

Defining Post Construction Cleaning

Post construction cleaning is the process of turning a completed work site into a finished, occupiable space. Moreover, it is carried out by crews trained specifically for building environments, using industrial equipment and surface safe products. Specifically, it targets the residues that construction leaves behind:

Fine Silica and Plaster Dust

Because the finest particles hang in the air for hours, this dust settles into every crevice, cupboard and vent, then returns for days after the trades finish.

Grout Haze and Cement Splatter

As a result of tiling and rendering work, brand new tiles, splashbacks and shower screens sit under a dull grey film instead of gleaming.

Paint and Plaster Overspray

Meanwhile, overspray lands on glass, frames, sills and floors, and it bonds harder the longer it is left in place.

Silicone, Adhesive and Stickers

In addition, silicone smears the benchtops and glazing, while protective films and labels cling to every new fitting.

Generally, the service is booked by builders and developers preparing a project for its handover inspection, by owner builders finishing their own homes, and by property owners recovering their house after a renovation. Regardless of the project size, however, the goal is the same: a property that is safe to occupy and presents at the standard the build deserves.

How It Differs from a Standard Clean

So when clients ask what is post construction cleaning compared to a standard clean, the answer sits in the residues, the risks and the required equipment. A standard clean manages everyday dirt on settled surfaces. In contrast, a post-build clean removes bonded trade residues from brand new, easily damaged finishes, which is a different job entirely.

Area Standard clean Post construction clean
Target Everyday dust, dirt and grime Silica dust, grout haze, paint, plaster, silicone and adhesive
Equipment Domestic vacuums and supermarket products HEPA filter industrial vacuums, degreasers and glass safe compounds
Surface risk Low, because surfaces are settled and sealed High, because new stone, glass and coatings damage easily
Scope Visible living surfaces Also inside every cupboard and drawer, plus tracks, vents, ledges and frames
Timing A regular recurring schedule Staged around the build program and the handover date

Therefore, sending a routine cleaning crew onto a post-build site risks scratched glass, dulled stone and residues that get noticed at the handover inspection.

The Key Stages of a Post Construction Clean

Rather than one long visit, the work is delivered in stages that mirror the build program, and each one prepares the site for the next.

Stage 01

Rough Clean

During or straight after the main construction phase, rubble, packaging, off cuts and heavy dust are cleared. As a result, the finishing trades work on a safe, open site.

Stage 02

Detail Clean

After every trade has finished, this most labour intensive stage begins. For example, joinery is cleaned inside and out, tiles are degreased and, in addition, adhesive, silicone and stickers are lifted from every surface.

Stage 03

Final Sparkle Clean

Finally, in the days before handover, glass, mirrors and stainless steel are polished streak free and the floors are finished. Consequently, the property is left walk through ready.

Of course, projects can book a single stage or the full program. In addition, our dedicated post construction cleaning Adelaide service covers all three stages, and it is scheduled around your site program as well as your handover deadline.

Safety and Presentation Benefits

A Safe Space to Occupy

Because fine silica dust is a recognised respiratory hazard, and because sharp off cuts and chemical residues have no place in an occupied building, HEPA extraction and proper PPE remove the risks before anyone moves in.

New Finishes Protected

Equally important, trained crews match the product and method to each surface, so stone is not etched, glass is not scratched and coatings are not stripped in the final days of the project.

A Handover That Passes First Time

Because the clean is the last item before inspection, a property free of dust and residue avoids defect list arguments and, as a result, keeps settlement and move in dates on track.

A First Impression That Sells

In the end, clients judge a build by what they can see and touch. Consequently, gleaming glass, dust free joinery and polished floors make the quality of the whole project obvious from the front door.

Above all, remember this: skipping the professional clean does not remove the work. Instead, it transfers the work to whoever receives the keys, along with the safety risks and the poor first impression. In short, on a project worth hundreds of thousands of dollars, the clean is the cheapest step that shapes how everything else is judged.

Frequently Asked Questions

When should each stage be booked?

First, the rough clean runs during or straight after the main construction phase. Then the detail clean follows once all trades are finished and fixtures are installed. Finally, the sparkle clean happens in the days before the handover inspection, and we coordinate each visit with your site supervisor so the program never stalls.

Is it needed for a renovation, or only for new builds?

Renovations arguably need it more. In fact, construction dust travels well beyond the work zone into living areas, ducting and furnishings. Therefore, a professional clean restores the whole home rather than just the renovated rooms.

What is post construction cleaning likely to cost?

Generally, it depends on floor area, site condition and finishes. For example, most full handover cleans in Adelaide sit around $8 to $12 per square metre. For an exact figure, however, a scoped price is available through our get a quote form.

So, what is post construction cleaning? In short, it is the essential final trade on every build: the staged, specialist process that turns a dusty work site into a safe, spotless property ready to impress at handover. Therefore, if your project is heading toward that date, our builders clean Adelaide team is ready when you are, so contact us today.

The Short Answer

Always work dry before wet. Vacuum the channel out with a crevice nozzle first, soften packed grime with warm soapy water and let it dwell, agitate with a stiff brush, detail the corners and weep holes, lift stubborn deposits with a plastic scraper, then wipe the track out and dry it completely.

Window tracks collect everything a room produces and everything a building site throws at them. In a lived-in home that means grit, insect debris and moisture slowly compacting into grey sludge. On a new build or renovation it means plaster dust, render splatter, silicone trimmings and paint flakes packed into a channel that a quick wipe cannot reach. The window itself might sparkle, yet one glance at a filthy track undoes the whole effect.

The job is not difficult, but the order of operations matters far more than the products. Get the sequence wrong, for example by spraying water onto a channel full of dry dust, and you create a smeared paste that takes three times longer to remove. This guide covers exactly how to clean window tracks the way our crews do on site, plus the extra rules that apply when heavy builders dust is involved.

Why Clean Window Tracks Are Important

Tracks are easy to ignore because they sit below eye level, yet they quietly affect the window in four ways.

Hardware Life

Grit trapped in the channel grinds against the rollers every time the sash moves, wearing out the hardware years before its time and making the window stiff to open.

Drainage and Water Damage

Debris blocks the small weep holes at the outer edge of the frame. When they clog, rainwater pools in the track and can find its way into the frame or the wall.

Mould and Air Quality

A damp, dirty channel is a perfect home for mould, which shows up as black spotting in the corners and adds spores to the air every time the window opens.

Presentation at Handover

On a finished build, the track is one of the first places a careful buyer or inspector looks. A gleaming pane above a channel full of plaster dust reads as an unfinished job.

Best Tools and Cleaning Solutions

Five simple tools handle almost every window track, and most households already own them.

A vacuum with a crevice nozzle to pull out loose dust and grit while the channel is still dry

A stiff bristle brush such as a grout brush or nail brush to break up compacted grime

An old toothbrush or cotton buds for corners, screw recesses and weep holes

Two microfibre cloths, one damp for lifting the slurry out and one dry for the finish

A plastic scraper or old card to lift hardened deposits without gouging the frame

For solutions, warm water with a squeeze of dish soap covers the vast majority of tracks and is safe on aluminium, uPVC, timber and powder coated frames. Diluted white vinegar is the second string, useful on mineral deposits and light mould, provided it is rinsed off metal afterwards rather than left to sit.

What to keep away from the frame: metal scrapers, steel wool, scouring pads and abrasive powders all scratch, and once the coating is broken the track stains and corrodes faster than before. Bleach can permanently pit and discolour aluminium, and harsh solvents can lift powder coating, so leave both on the shelf.

How to Clean Window Tracks Step by Step

Complete one window fully before moving to the next. Half finished tracks are where slurry dries into the corners and has to be done twice.

01

Open the sash and clear the channel

Slide the window fully open so the whole track is exposed, and lift out any removable flyscreen to clean separately.

02

Vacuum while everything is dry

Run the crevice nozzle along the full length of the channel and into each corner. This single step removes most of the mess and is the one people most often skip.

03

Apply the solution and let it dwell

Brush warm soapy water along the track and give it five to ten minutes to soften the remaining grime. The dwell time does the heavy lifting, not the scrubbing.

04

Agitate with the stiff brush

Scrub along the length of the channel to break the bond between the grime and the metal. You are loosening it here, not removing it yet.

05

Detail the corners and weep holes

Switch to the toothbrush or a cotton bud for the corners, screw recesses and the small drainage holes at the outer edge, which must be left clear so water can escape.

06

Lift stubborn deposits

Work the plastic scraper at a shallow angle under dried silicone, paint spots or hardened mud, keeping it flat against the surface so nothing is gouged.

07

Wipe out and dry completely

Fold the damp microfibre over a finger, run it end to end and rinse it often, then finish with the dry cloth. Moisture left in the channel is what starts the next cycle of grime and mould.

Tips for Heavy Dust and Debris

Knowing how to clean window tracks after building work adds one extra rule to everything above: never let water touch the channel until every trace of loose dust has been vacuumed out. Fine plaster and silica dust turns to paste on contact with moisture, smears across the frame and sets hard in the corners.

Vacuum twice with a HEPA filter machine if possible, since fine silica dust passes straight through many domestic vacuum bags and back into the air

Treat mould before the general clean, not during it. Apply diluted vinegar or a mould treatment, let it dwell, wipe it out and dry the area

Take dried render, mortar and paint off with the plastic scraper only. If it will not lift, soften it with a damp cloth laid over it for a few minutes

Wear a P2 mask when dry brushing construction dust, and keep the room ventilated while you work

Recheck the weep holes at the end. Blocked drainage after a build is one of the most common defects we find

On a full post-construction site, tracks are only one line on a much longer list, which is why they are treated as their own task within our window cleaning Adelaide service. Every channel is vacuumed, brushed, scraped and dried as part of the wider builders clean Adelaide scope, so the glass, frames and tracks all present to the same standard on handover day.

Frequently Asked Questions

How often should window tracks be cleaned?

Two to four times a year keeps a normal home ahead of the build up, with more frequent attention for properties near the coast, on unsealed roads or beside heavy traffic. After any construction or renovation work, clean the tracks as soon as the trades finish rather than letting the dust set.

Can I use a pressure washer on window tracks?

It is best avoided. High pressure water can drive past the seals into the frame or wall cavity and can damage rollers and weather stripping. Tracks are a low pressure, hands on job, so save the pressure washer for exterior concrete and paths.

When is it worth calling a professional?

Routine maintenance is well within reach of any householder using the method above. Professional help earns its keep after building work, where set silicone, paint overspray and silica dust are involved, and on multi storey or commercial glazing where access equipment and site safety requirements apply.

Follow the sequence above and you now know how to clean window tracks like a professional crew: dry first, dwell time over elbow grease, detail the drainage, and finish bone dry. If the tracks on your site are packed with builders dust and silicone instead of household grime, contact our team and we will handle every channel as part of the handover clean.

The Short Answer

Post construction cleaning includes the removal of all construction dust and debris, deep cleaning of every surface, cabinetry cleaned inside and out, fixtures and tapware detailed, glass and frames cleaned streak free, floors finished to their material type, and residues such as grout haze, silicone, adhesive and paint overspray removed throughout.

Ask three cleaners what does post construction cleaning include and you may get three different answers. Scope is where most disputes on a building site begin. For example, the builder assumes windows are included. The cleaner assumed exterior glazing was quoted separately. The owner assumed the garage was part of it. Nobody wrote it down. Consequently, it surfaces on handover day when there is no time left to fix it.

In short, this checklist exists to prevent that. Therefore, work through it before you book, mark what is in and what is out, and the conversation becomes straightforward. Indeed, it is the same list our teams work to on site.

Checklist by Task

Grouping by task is the most practical way to answer what does post construction cleaning include, because it is how a professional crew actually works. For instance, one person moves through the whole property doing glass, while another does joinery, so nothing gets half done in one room while another is missed entirely.

Dusting and Debris Removal

Ceiling cornices and ceiling fans dusted, as well as exposed beams

Light fittings and downlights wiped, together with switch plates

Air vents and exhaust fans dusted, as well as ducted outlets

Skirting boards and architraves wiped down, as well as door frames

Window sills and ledges cleared of dust, as well as reveals

Walls spot cleaned for marks and splatter, such as trade hand prints

Construction debris and off cuts removed from site, together with packaging

Cabinets and Joinery

Kitchen cabinetry cleaned inside and outside, as well as on top

Drawers vacuumed out and wiped, together with their runners

Wardrobe interiors and shelving cleaned, as well as hanging rails

Bathroom vanities and mirrored cabinets detailed

Protective film and stickers removed, as well as tape residue

Handles and hinges wiped, together with soft close mechanisms

Fixtures and Fittings

How the Work Is Staged

A full scope is rarely delivered in a single visit, since dust keeps falling until the last trade leaves. Therefore, understanding the three stages helps you decide what your project actually needs.

Stage 01

Rough Clean

Bulk removal of rubble, packaging, off cuts, concrete splatter and heavy dust, usually partway through the build so following trades work in a clear and safer space.

Stage 02

Detail Clean

The deep clean. Every item on the task list above is worked through properly, with products matched to each new surface so nothing is marked or scratched.

Stage 03

Final Clean

The pre handover polish. Glass and stainless finished streak free, floors protected, and a walk through to confirm the property presents at the standard the build deserves.

Why the Detail Matters

Handover is the moment a client forms an opinion about the entire project. Naturally, they will not evaluate the framing or the waterproofing. Instead, they will run a finger along a window track, open a cabinet, and look at the shower screen against the light.

That is why the honest answer to what does post construction cleaning include runs to dozens of individual checkpoints rather than a short summary. Inside cabinet tops, weep holes in window frames, the tracks behind sliding doors, grout haze on a splashback: these are the items that get skipped by a general clean and noticed immediately by the person receiving the keys.

Finally, if you want the full scope handled by a team that works to this list every day, see our construction cleaning services or our builders clean in Adelaide. Window tracks and glazing are covered under window cleaning, and carpets can be scheduled alongside the final stage.

Frequently Asked Questions

What does post construction cleaning include that a normal clean does not?

It targets construction specific residues rather than everyday dirt. That means fine silica and plaster dust, grout haze, cement splatter, paint overspray, cured silicone, adhesive and protective film. Moreover, it covers areas a routine clean never touches, such as inside every cabinet and drawer, window tracks and weep holes, and the tops of doors and cornices. The equipment and the chemical knowledge required are entirely different.

Are windows and exterior areas always included?

Not automatically. In fact, this is the single most common gap between quotes. Interior glazing is usually in scope, while exterior glazing, pressure washing of concrete and pathways, and garage cleaning are often quoted separately depending on access. Therefore, always confirm inclusions in writing before you compare prices.

Does it include carpet cleaning?

Carpet steam cleaning is generally a separate line item rather than part of a standard builders clean, because it needs different equipment and its own drying time. However, on new builds it is commonly booked alongside the final stage so the property is presented complete on handover day.

How do I check the clean has been done properly?

Walk the property with this checklist in hand, in daylight if possible. Open cabinets and drawers, run a finger along window tracks and the tops of door frames, check glass against the light from an angle, and look at grout lines and shower screens. Above all, raise anything you find before sign off, while there is still time to address it.

How Much Does a Builders Clean Cost in Adelaide?

What actually drives the price of a post-construction clean, how quotes are put together, and what to check before you accept one.

5
Factors that set the price

The Short Answer

There is no single figure. How much does a builders clean cost depends on the size of the property, how much cleaning is required, the type of construction project, the condition the site is left in, and your timeline. Reputable cleaners quote on the specific site rather than quoting a flat rate over the phone.

Ask five cleaners how much does a builders clean cost and you will get five different answers. It is the first question almost every builder, developer and owner asks, and the honest answer frustrates people: it depends. Not because cleaners are being evasive, but because two properties with identical floor areas can take wildly different amounts of time depending on what the trades left behind.

What follows is what actually goes into the number, so you can read a quote properly and compare two of them fairly.

The Factors That Influence Cost

Five things do most of the work in setting a price. Everything else is detail around the edges.

Size of the Property

Total floor area, the number of levels, and how many wet areas, kitchens and separate tenancies are involved.

Level of Cleaning Required

Whether you need a final clean only, or rough and detail stages through the build as well.

Type of Construction Project

A new home, a renovation, a commercial fitout and an industrial build each carry different requirements.

Condition at Handover

How much debris, dust, paint splatter, grout haze and cured silicone is actually left on site.

Timeline and Access

Your handover date, site access, and the crew size needed to hit it without cutting corners.

Size of the Property

Floor area is the starting point, but it is a blunt instrument on its own. What really drives the hours is the number of surfaces, not the number of square metres.

Bathrooms and kitchens take disproportionate time. Tiling, glazing, grout lines, tapware and joinery all need individual attention, so a compact three bathroom home can take longer than a larger home with one.

Glazing volume matters enormously. A modern build with full height glass across the living areas carries far more glass cleaning than an older style layout of the same size.

Multiple levels add stairs, balustrades and the time lost moving equipment between floors.

Built in joinery means every cabinet, drawer and shelf gets cleaned inside and out, which is invisible on a floor plan but very visible in the hours.

Separate tenancies or dwellings multiply the setup time, because each one is effectively its own job.

Level of Cleaning Required

This is the factor most people underestimate. A builders clean is not one event, it is up to three, and which of them you book changes the price significantly.

Stage 01

Rough Clean

Bulk removal of rubble, packaging, off cuts, concrete splatter and heavy dust. Usually booked partway through the build so following trades work in a clear space. Priced on volume of debris more than on floor area.

Stage 02

Detail Clean

Deep cleaning of every surface. Joinery wiped inside and out, fixtures cleaned, tiles degreased, frames polished and adhesive residue lifted. This is the labour heavy stage and typically the largest part of a full scope.

Stage 03

Final Clean

The pre handover polish. Glass, mirrors and stainless finished streak free, floors cleaned and protected, ready for the walk through. Booked alone, this is the lowest cost option, but only works if the site is already reasonably clear.

If you only ever book the final stage, expect it to cost more than a final stage that follows a rough and detail clean, because the crew is absorbing work that should have happened earlier.

Type of Construction Project

The project type changes the equipment, the crew and the compliance requirements, and all three show up in the quote.

New residential builds are the most predictable to price, because the sequence and finishes tend to follow a known pattern.

Renovations and extensions often cost more per square metre than a new build, because dust has spread into existing occupied areas that also need protecting and cleaning.

Commercial fitouts involve sensitive surfaces, installed joinery and new flooring, sometimes with restricted access hours or building management requirements.

Strata and multi residential work is priced on scale. Larger crews, staged access and common areas all factor in.

Industrial and warehouse builds carry large floor areas, high level dust and often need pressure washing and floor machinery rather than hand cleaning.

General Price Ranges

Any cleaner quoting a firm price before seeing the site or the plans is guessing, and that guess usually gets corrected upward later or absorbed by cutting the scope. That said, it is fair to want a sense of the range before you make a call.

[CLIENT TO CONFIRM] Typical Adelaide price ranges for a builders clean go here, ideally broken down by project size or by stage. Until these figures are supplied and approved, this section stays as guidance on how quotes are structured rather than a published price.

What you can do straight away is make the quotes you receive comparable, which is far more useful than a national average for how much does a builders clean cost. Ask every cleaner the same three questions: which stages are included, whether glass and exterior areas are in scope, and what happens to the price if the site is left in worse condition than expected. Two quotes are only comparable when the scope behind them is the same.

Hourly Rates Versus Fixed Price Quotes

Both models are common and neither is inherently better. The right one depends on how predictable your site is.

Hourly Rates: The Upside

Fair when the site condition is genuinely unknown. You pay for the work actually done, and there is no padding built in to cover the cleaner’s risk.

Hourly Rates: The Risk

Your final figure is not known until the job is finished, which is difficult if you are working to a fixed budget or reporting a locked cost to a client.

Fixed Price: The Upside

One number, agreed upfront, which you can put straight into a budget or a client quote. The risk of the job running long sits with the cleaner.

Fixed Price: The Risk

It has to be based on an accurate scope. If the site is handed over in a much worse state than quoted, expect a variation, and that conversation is better had early.

For most residential builds, a fixed price against a clearly defined scope is the cleaner arrangement for everyone. For unpredictable renovation work, or where the extent of the mess genuinely cannot be assessed until access is granted, an hourly rate with an estimated range is often more honest.

Whichever way you go, get the scope in writing. The disputes we hear about are almost never about the rate. They are about what was assumed to be included.

What to Ask Before You Book

Which stages are included, and what happens if an earlier stage was never done?

Are windows, tracks, frames and external glazing in scope, or quoted separately?

Does the price include exterior areas such as concrete, pathways and the garage?

Who supplies power and water on site, and what happens if they are not connected?

What is the process if the handover date moves, which on a build it often does?

Is the quote fixed, or an estimate that can change once the crew is on site?

If you want a figure for your specific project, send through the address, the project type, the approximate floor area and your handover date. Attach plans or a few site photos and you will get a far more accurate number than any online calculator can produce. You can request a free quote or read more about our builders clean in Adelaide.

Frequently Asked Questions

How much does a builders clean cost for a standard home?

It comes down to the floor area, the number of bathrooms and kitchens, the volume of glazing, and how many cleaning stages you need. A single storey home handed over in good condition sits at the lower end of any cleaner’s range, while a multi level build with extensive glazing and heavy residue sits well above it. The only reliable way to get a figure is a scoped quote against your actual site.

Is a builders clean cheaper if I only book the final stage?

Booking the final stage alone is the lowest cost option on paper, but it is not always cheaper overall. If no rough or detail clean has happened, the final stage crew absorbs that work and the quote reflects it. Where the site has been kept reasonably clear through the build, a standalone final clean is very cost effective.

Why do quotes for the same property vary so much?

Almost always because the scope is different, not the rate. One quote may exclude windows, another may exclude exterior concrete, and a third may assume the site will be clear of rubbish on arrival. Ask each cleaner to list inclusions and exclusions in writing, then compare like with like.

Should the builder or the owner pay for the clean?

In most cases the builder or project manager arranges and pays for the post-construction clean as part of handover, but it varies by contract. Owner builders and developers frequently engage a cleaner directly. If you are unsure whether it is covered, check your build contract early rather than assuming it is included.

The Short Answer

Knowing how to clean window tracks starts with the order of work. Vacuum out loose debris first, loosen packed grime with a stiff brush and warm soapy water, work the corners with a small brush or cotton bud, then wipe everything out with a damp microfibre cloth and dry the track fully. Treat mould separately before the final wipe.

Window tracks are the single most overlooked part of any window. Water, dust and grit collect in the channel, get walked past for months, and slowly compact into a dark grey sludge that a quick wipe will not touch. On a building site that same channel fills with plaster dust, silicone offcuts and paint flakes.

The good news is that learning how to clean window tracks is not complicated. It is a sequence, and the order matters more than the products. Do it out of order, for example spraying water onto dry dust, and you turn a five minute job into a smeared mess. Below is the process our teams use on site, written so you can follow it at home.

Tools to Use

You do not need a specialist kit. Five items cover almost every window track, and you likely own most of them already.

Vacuum With a Crevice Nozzle

The narrow attachment reaches into the channel and pulls out loose dust, grit and debris before any moisture is introduced.

A Stiff Bristle Brush

A dish brush, nail brush or grout brush breaks up compacted grime along the length of the track without scratching.

An Old Toothbrush or Cotton Buds

For the corners, the drainage holes and the tight sections behind the rollers where a larger brush simply will not fit.

Microfibre Cloths

Two of them. One damp for lifting, one dry for the finish. Microfibre traps fine particles instead of pushing them around.

A Plastic Scraper

A paint stirrer, an old plastic card or a wooden skewer wrapped in cloth. Anything to lift hardened deposits without gouging the frame.

One thing to avoid: metal scrapers, steel wool and abrasive powders. Aluminium and powder coated frames scratch easily, and once the coating is broken the track corrodes and stains far faster than before.

How to Clean Window Tracks Step by Step

Work one window at a time and finish it completely before moving on. Jumping between windows is how half dried grime gets left in corners.

01

Open the window fully and remove what you can

Slide the sash right open to expose the whole channel. If your window has a removable flyscreen, take it out and set it aside to clean separately.

02

Vacuum out everything loose

Run the crevice nozzle along the full length of the track, then across the corners. Do this while the track is completely dry. Vacuuming first is the step people skip, and it is the one that saves the most work.

03

Loosen the compacted grime

Dip your stiff brush in warm water with a small amount of dish soap and scrub along the channel. You are breaking the bond between the grime and the track, not trying to remove it yet. Let it sit for a few minutes if the build up is heavy.

04

Work the corners and drainage holes

Switch to the toothbrush or a cotton bud for the corners, the screw recesses and the small weep holes at the outer edge. Blocked weep holes are a common cause of water pooling in the track.

05

Lift hardened deposits carefully

Anything still stuck, such as dried silicone, paint spots or hardened mud, comes off with the plastic scraper worked at a shallow angle. Keep it flat against the surface and take your time.

06

Wipe out with a damp microfibre cloth

Fold the cloth over a finger or the scraper to reach into the channel. Work from one end to the other and rinse the cloth often, so you are removing the slurry rather than redistributing it.

07

Dry the track completely

Go over the whole channel with the dry cloth. Leaving moisture in the track is exactly how the next round of grime and mould gets started, so this final step matters more than it looks.

Safe Cleaning Solutions

Most window tracks need nothing stronger than warm water and a squeeze of dish soap. For heavier jobs, these are the safe options and the ones to leave on the shelf.

Warm water and mild dish soap. The default for almost every track. Safe on aluminium, uPVC, timber and powder coated frames.

White vinegar diluted with water. Useful for mineral deposits and light mould. Rinse it off afterwards rather than letting it sit on metal.

Bicarbonate of soda made into a paste. Good for stubborn build up. It is a mild abrasive, so test a small section first and never use it dry.

Avoid bleach on aluminium. It can pit and discolour the metal, and the damage is permanent.

Avoid solvents and harsh degreasers on powder coated or painted frames unless the manufacturer specifically approves them.

Avoid abrasive powders and scouring pads, which leave fine scratches that hold dirt and make the next clean harder.

How to Deal With Stubborn Grime and Mould

Two problems come up again and again. Neither is solved by scrubbing harder.

Compacted grime is dirt bound together with moisture and time. The mistake is attacking it dry or flooding it with water straight away. Instead, apply your warm soapy solution and give it five to ten minutes to soften before you brush. The dwell time does the work, not the pressure.

Mould appears as black or dark green spotting, usually along the bottom channel and in the corners where condensation collects. Treat it before the general clean, not during. Apply a diluted vinegar solution or a proprietary mould treatment, leave it to dwell as directed, then wipe it out and dry the area thoroughly. Wear gloves, and open the room up while you work.

If mould keeps returning, the cause is usually condensation rather than dirt. Check that the weep holes are clear so water can drain, and improve ventilation in the room. Cleaning treats the symptom. Drainage and airflow treat the cause.

Where staining has actually penetrated a timber frame or the coating has failed, cleaning will not restore it. At that point it is a repair or repaint job, and no amount of scrubbing changes the outcome.

Why This Is Crucial for a Post Construction Clean

On a completed build, window tracks are a genuine problem area. Every trade that works near an opening leaves something in that channel: plaster and silica dust from sanding, silicone offcuts from glazing, paint flakes from touch up work, and render splatter from outside.

Knowing how to clean window tracks matters more on a completed build than anywhere else, for three reasons. The channel is at eye level when a client crouches to check the sill, so it is one of the first places a careful buyer looks. Grit left in the track grinds against the rollers and shortens the life of the hardware. And packed debris blocks the weep holes, which means water sits in the frame instead of draining away.

This is why a proper builders clean treats tracks as their own task rather than part of a general wipe down. Our team vacuums, brushes, scrapes and dries every channel as part of our window cleaning in Adelaide, which sits inside the wider builders clean service on handover day.

Frequently Asked Questions

How often should window tracks be cleaned?

For a normal home, two to four times a year is enough to stop grime compacting into the channel. Homes near the coast, on unsealed roads or on a busy main road will need it more often because of the extra salt, dust and road grit. After any building or renovation work, the tracks should be cleaned as soon as the work is finished rather than left to set.

What is the fastest way to clean really dirty window tracks?

Vacuum first, then apply warm soapy water and walk away for ten minutes. Letting the solution dwell does more than scrubbing does, and it turns compacted grime into something you can simply wipe out. Trying to skip straight to scrubbing a dry, filthy track is what makes the job take an hour instead of ten minutes.

Can I use a pressure washer on window tracks?

It is not recommended. The pressure can force water past the seals and into the wall cavity or the frame itself, and it can damage the rollers and weather stripping. Tracks are a low pressure, hands on job. Save the pressure washer for exterior concrete and pathways.

Do I need a professional to clean window tracks?

For routine maintenance, no. The method above covers most household situations. Where a professional makes the difference is on a post construction clean, where there is set silicone, paint overspray and silica dust involved, or on multi storey and commercial glazing where access equipment and site safety requirements come into play.

Protect Your Flooring Investment

Selecting the right professionals prevents premature carpet degradation and costly replacements. Subpar cleaning leaves chemical residues that actively attract dirt, degrading carpet fibres rapidly over time.

Key Indicators of Premium Service:

  • Industrial-grade hot water extraction systems.
  • Strict adherence to correct pH balancing techniques.
  • Transparent quoting with no hidden operational fees.

What Defines the Best Carpet Cleaning Adelaide Offers?

The best carpet cleaning adelaide relies on industrial-grade hot water extraction, targeted chemical treatments, and precise pH balancing. This professional approach breaks down deep-seated dirt and neutralises abrasive particles. Ultimately, selecting a top-tier provider extends the lifespan of your commercial or residential carpets while ensuring a healthier environment.

Finding a reliable service is about more than just surface appearance. High-quality extraction removes unseen allergens and microscopic debris that cause friction against carpet fibres. This friction causes physical wear and tear, significantly reducing the lifespan of your flooring assets.

By investing in genuine expertise, property managers and homeowners mitigate the risk of early replacement. Proper maintenance delays capital expenditure, improving the long-term return on investment for your property. It also ensures a safer, more hygienic environment for occupants and staff.

The True Cost of Poor Quality Services

Budget cleaning operators frequently rely on outdated equipment and highly alkaline detergents. These harsh chemicals strip the protective coatings from your carpet and leave behind a sticky residue. Because this residue acts as a magnet for new dirt, your carpets will look heavily soiled much faster than before.

This creates a cycle of dependency where you must hire cleaners more frequently, driving up your ongoing maintenance costs. Furthermore, overwetting by inexperienced operators can cause mould growth within the carpet underlay. Mould remediation is incredibly expensive and poses severe health risks to building occupants.

Budget Operators

  • Leaves sticky chemical residue
  • High risk of overwetting and mould
  • Requires frequent re-cleaning

Professional Standard

  • Neutralises pH levels to prevent residue
  • Powerful extraction for fast drying
  • Extends the life of the carpet asset

To avoid these financial pitfalls, securing the best carpet cleaning adelaide relies on choosing operators with proven methodologies. You can easily book a consultation with experts who understand the science of fabric care and asset protection.

How Builders Clean Adelaide Delivers Superior Results

As specialists in post-construction and highly detailed cleaning, Builders Clean Adelaide applies commercial-grade rigour to every carpet cleaning project. We utilise advanced extraction machinery that penetrates to the base of the carpet pile. Because our equipment generates immense suction power, we remove up to 99% of deeply embedded contaminants.

This complete removal of abrasive construction dust, soil, and allergens directly halts the premature degradation of your flooring. By preserving the integrity of the fibres, businesses and homeowners can defer the heavy capital expense of replacing their carpets. This translates to measurable, long-term financial savings.

Built for Demanding Environments

Our background in demanding builders cleans means we never compromise on quality. We know exactly how to handle heavy soiling and complex stain removal without risking damage to the underlying materials.

If you need the absolute best carpet cleaning adelaide has to offer, our experienced technicians are ready to assess your site. We customise our approach based on your specific carpet type and traffic levels, ensuring optimal hygiene and visual presentation.

Frequently Asked Questions

Understanding the mechanics of professional fabric care helps you make informed commercial decisions. Here are the most common questions regarding the best carpet cleaning adelaide has available.

What equipment is used by top-tier carpet cleaning services?

Industry leaders use high-powered, truck-mounted or advanced portable hot water extraction systems. These machines inject heated water and precise cleaning agents deep into the carpet pile to loosen stubborn dirt. The extreme heat breaks down oils and greases that standard vacuuming cannot touch.

Because these systems possess superior vacuum recovery capabilities, they extract the vast majority of the moisture immediately. This drastically reduces drying times, preventing downtime and the risk of bacterial growth within the damp fibres.

How often should commercial properties schedule a professional clean?

High-traffic commercial spaces should undergo professional deep cleaning every three to six months. Ground-in dirt acts like sandpaper against carpet fibres every time someone walks across the floor. Regular maintenance removes this abrasive material, directly preventing bald spots and irreversible wear.

Delaying these cleans often results in permanent damage that requires a full flooring replacement. By adhering to a scheduled maintenance program, facility managers protect their capital investments and maintain a pristine brand image for their visitors.

Will deep carpet cleaning disrupt my business operations?

Professional teams are highly adept at minimising operational disruption. The best carpet cleaning adelaide services offer flexible scheduling, including after-hours and weekend appointments. This ensures the cleaning process happens when your premises are completely unoccupied.

Furthermore, advanced extraction technology leaves carpets only slightly damp to the touch. The rapid drying times mean your floors are typically safe to walk on by the time your staff arrive for the next business day, ensuring zero loss of productivity.

Securing the best carpet cleaning adelaide is a crucial step in maintaining the value and hygiene of your property. By rejecting budget operators and insisting on commercial-grade extraction, you eliminate harmful residues and prolong the lifespan of your flooring. This approach guarantees a healthier environment and measurable long-term savings.

Builders Clean Adelaide leverages extensive post-construction expertise to deliver unmatched deep cleaning results. We ensure your assets are meticulously cared for and presented to the highest possible standard. Contact our team today to discuss your site requirements.

What to Include in a Builders Clean Checklist

A builders clean checklist is the difference between a site that looks finished and one that truly is. Without a structured scope, items get missed, trades get blamed, and handover day becomes stressful. Whether you are a builder preparing for practical completion, a developer managing a multi-site schedule, or an owner-builder working through the final stages, a clear post-construction cleaning checklist keeps everyone accountable and the result consistent.

At its core, a thorough checklist for any Adelaide project should cover five areas: interior rooms and wet areas, windows and glazing, floors and floor coverings, external areas and access points, and a final sign-off walkthrough. The builders clean service Adelaide team at Builders Clean Adelaide works through each of these areas systematically, ensuring nothing is signed off until it meets presentation standard.

Important: A checklist is only as useful as the team using it. Construction residues such as silica dust, grout haze, paint overspray, and adhesive film require specialist equipment and products to remove safely. Items that look clean to the untrained eye may still carry hazardous fine dust. This is why professional construction cleaning teams work to a documented scope, not a rough mental checklist.

Room-by-Room Post-Construction Cleaning Guide

Work systematically from the top of the building downward and from the rear of each room to the exit. This prevents re-contaminating surfaces that have already been cleaned.

Kitchen

✓  Wipe all cabinetry inside and out, including hinges and handles

✓  Clean and degrease benchtops and splashbacks

✓  Clean sink, taps, and remove any plaster or adhesive residue

✓  Wipe down appliances inside and out

✓  Remove construction debris and packaging from all drawers

✓  Clean rangehood filters and exterior surfaces

What Professional Cleaners Check Before Sign-Off

Once the room-by-room clean is complete, a professional team will conduct a final walkthrough before signing off. This is the quality control stage that separates a thorough builders clean checklist from a rushed job. At Builders Clean Adelaide, the sign-off process checks the following:

Glass and glazing — all panes checked in natural light for streaks, residue, or missed spots.

Floors and floor transitions — checked for remaining dust, adhesive, or grout haze at joins and edges.

High surfaces — cornices, bulkheads, and light fittings checked for dust that may have resettled.

Wet area surfaces — shower screens, tiles, and mirrors re-checked for water marks or residual silicone.

Door hardware and joinery — handles, hinges, and trim checked for fingerprints, paint, or plaster marks.

External presentation — entry, driveway, and windows viewed from the street perspective before final sign-off.

Using This Checklist for Your Adelaide Build

This builders clean checklist works as a planning and verification tool for any residential or commercial project in Adelaide. Use it to brief your cleaning contractor before the job begins, walk through the site during the clean, and confirm completion before signing off on the handover.

If you are engaging a professional team, share this scope with them upfront. A quality contractor will either match or exceed every item on this list. If they cannot clearly tell you how they will handle silica dust, grout haze, and glass residue, they may not be the right fit for a post-construction environment.

The team at builders clean Adelaide works to a documented scope on every project, covering residential builds, commercial fitouts, and everything in between. No shortcuts, no missed items, no excuses on handover day.

Frequently Asked Questions

What should be on a builders clean checklist?

A complete post-construction cleaning checklist should cover every room interior (including kitchen, bathrooms, living areas, bedrooms, laundry, and garage), all windows and glazing inside and out, external areas including paths and driveways, floor coverings across all types, and a final sign-off walkthrough. It should specifically address construction-related residues such as grout haze, silicone smears, plaster dust, paint overspray, and protective film removal — items that a standard domestic cleaning scope would not typically include.

Who is responsible for completing the post-construction clean?

Responsibility typically sits with the builder or principal contractor as part of the practical completion process, though this varies depending on the contract terms. In some cases, property owners or developers organise their own cleaning contractor independently. Either way, it is important to confirm who is responsible before reaching the final stages of the build. If you are unsure, check your building contract or speak with your project manager well ahead of your handover date.

What happens if items on the cleaning scope are missed?

Missed items can delay handover, trigger defect notices, and cause disputes between builders, cleaning contractors, and owners. In worst-case scenarios, construction dust left behind can create health hazards for incoming occupants. This is why working from a documented, itemised scope, and conducting a thorough sign-off walkthrough before declaring the job complete, is so important. A reputable construction cleaning team will return to address anything missed within the agreed scope at no additional charge.

Is a builders clean checklist different for commercial vs. residential projects?

The core scope is similar, but commercial projects typically carry additional requirements. These may include cleaning of lift shafts, fire stairwells, mechanical plant rooms, and common areas across multiple tenancies. Commercial handovers often involve compliance documentation and safety sign-offs that require the cleaning contractor to maintain records of what was cleaned and when. Residential builds are generally more straightforward in scope, though high-end homes or multi-dwelling developments can involve a level of detail comparable to a commercial project. Builders Clean Adelaide handles both with the same standard of documentation and care.

The Definition of a Builders Clean

A builders clean is a specialised post-construction cleaning service that removes dust, debris, adhesive residues, paint overspray, plaster haze, and building by-products from a newly built or renovated property. It prepares the site for safe occupancy, client handover, or final inspection to a professional standard.

A builders clean is fundamentally different from a routine domestic or commercial clean. Where a regular clean tackles everyday dirt and grime, post-construction cleaning addresses the specific, often hazardous residues that building and renovation work leaves behind. Fine silica dust settles into every crevice. Grout haze films over tiles and glass. Adhesive residue bonds to bench tops and joinery. Paint overspray lands on surfaces where it should never be.

For builders, developers, and property owners across Adelaide, this professional service is the final step that transforms a construction site into a space genuinely ready for people. Builders Clean Adelaide specialises exclusively in this type of work, understanding exactly what it takes to deliver a flawless finish on handover day.

What Does a Post-Construction Clean Include?

The scope of this service is far broader than most people expect. A thorough builders clean checklist covers every room, surface, fixture, and fitting in the property. At Builders Clean Adelaide, a standard construction cleaning service includes:

Dust & Debris Removal

HEPA-filter vacuuming of all surfaces, including ceiling cornices, light fittings, ledges, air vents, and skirting boards.

Window & Glass Cleaning

Removal of paint, plaster, and adhesive residue from all glazing, frames, sills, and tracks using non-abrasive glass-safe compounds.

Floor Cleaning & Polishing

Vacuuming, mopping, scrubbing, and polishing across tile, timber, concrete, and vinyl floor types.

Joinery & Fixture Detailing

Wiping down all kitchen and bathroom cabinetry, door frames, handles, hinges, taps, and fixtures.

Kitchen & Bathroom Sanitisation

Deep cleaning of benchtops, sinks, shower screens, toilets, tiles, grout lines, and splashbacks.

Adhesive & Residue Removal

Safe removal of stickers, protective films, silicone smears, grout haze, and paint overspray from surfaces.

The Three Stages: Rough Clean, Detail Clean, Final Clean

Professional construction cleaning is not a single event. It is a structured, staged process that mirrors the progression of the build program. Builders Clean Adelaide works across all three stages:

Stage 01

Rough Clean

The bulk removal phase. Construction waste, packaging, off-cuts, concrete splatter, and heavy accumulations of dust are cleared from the site. This stage usually occurs partway through the build, before finishes are installed, making it easier for trades to complete their work in a clean environment.

Stage 02

Detail Clean

The deep clean phase. All surfaces receive thorough attention. Joinery is wiped, fixtures are degreased, tiles are cleaned, adhesive residues are removed, and frames are polished. This stage requires specialist knowledge of how to treat new materials without causing damage.

Stage 03

Final Clean

The pre-handover sparkle. All glass and mirrors are polished streak-free. Stainless steel is buffed. Floors are finished and protected. Every room is walked through to confirm it meets presentation standards. This is the stage that separates “done” from “ready to impress.”

Why a Professional Post-Construction Clean Matters

Post-construction sites are not simply dirty — they can be hazardous. Fine silica and plaster dust carries genuine respiratory risks. Leftover adhesives and chemical residues from construction products can irritate skin and airways. Sharp off-cuts and fixings embedded in floors pose injury risks to anyone moving through the space before it has been properly cleared.

A professional clean addresses all of this. The team at Builders Clean Adelaide use HEPA-filter industrial vacuums, non-abrasive glass and mirror polishing compounds, industrial steam cleaners, and specialist degreasers. These are purpose-built for construction environments, protecting new surfaces while achieving a result that meets handover standards.

Beyond safety, first impressions carry real weight. A property handed over with streak-free glazing, polished floors, spotless joinery, and dust-free surfaces signals quality craftsmanship. It reflects on the builder, the developer, and the project as a whole. A poor clean, or no clean at all, can undermine months of quality work in the eyes of a client or buyer.

Many projects in Adelaide also require a thorough clean to meet handover compliance and safety standards before occupation — whether for a council inspection, a practical completion walkthrough, or an owner’s pre-handover review.

When Is This Service Required?

Construction cleaning Adelaide is required at key milestones in any build or renovation. The most common situations where Builders Clean Adelaide is called in include:

New residential builds prior to handover to the owner or first occupant.

Renovations and extensions where construction dust has spread through the existing property.

Commercial fitouts and office tenancies before a business moves in or opens to the public.

Strata and multi-residential developments ahead of occupancy or settlement inspections.

Industrial and warehouse builds before fit-out or occupancy begins.

Display homes and show suites where presentation to prospective buyers is critical.

If your project involves any kind of construction or trade work and the space will be occupied, inspected, or presented to clients, a professional clean is essential. Contact our team early in your project timeline to lock in a cleaning schedule that fits your handover date.

Frequently Asked Questions

What is the difference between a builders clean and a regular clean?

A regular clean addresses everyday dirt, dust, and grime in an occupied or maintained space. Post-construction cleaning is a one-off, intensive service designed specifically for building sites. It targets construction-specific residues such as silica dust, grout haze, cement splatter, paint overspray, and adhesive residue. The equipment, chemicals, and techniques required are entirely different. A general domestic cleaner is not equipped or trained to handle a construction site safely or to the standard required for handover.

How long does a builders clean take?

The duration depends on the size of the property, the type of construction work completed, and how many stages are required. As a general guide, the service typically takes between six and twelve hours for a standard residential build. Larger commercial projects, multi-storey developments, or sites with significant residue may take considerably longer. Builders Clean Adelaide tailors each plan to the specific project, providing a clear schedule upfront so your handover timeline is not disrupted.

Who organises the clean — the builder or the owner?

In most cases, the builder or project manager organises post-construction cleaning as part of the handover process. However, it is not uncommon for property owners, developers, or owner-builders to arrange it themselves, particularly when selecting their own contractor. Either party can engage Builders Clean Adelaide directly. If you are unsure whether this is included in your build contract, clarify it with your builder early — do not assume it will be organised on your behalf.

Can I handle post-construction cleaning myself?

While it is possible to attempt this yourself, it is rarely advisable. Construction dust, particularly fine silica dust from cutting concrete and masonry, poses a genuine respiratory health risk without appropriate PPE and HEPA-rated equipment. Beyond safety, the specialist equipment and chemical knowledge required to remove grout haze, cement film, adhesive residue, and paint overspray without damaging new surfaces is not something most homeowners have access to. For a result that meets professional handover standards, a specialist construction cleaning team is strongly recommended.
